ALTA/ACSM Land Title Surveys
An ALTA/ACSM survey is a detailed survey of a particular property that meets the requirements set forth in the ALTA/ACSM Land Title Survey Specifications and shows improvements, easements, rights-of-way and other elements impacting the ownership of the land.
This type of survey is used by lending institutions and title companies for title insurance purposes and is often prepared for commercial properties. It will provide the title company with the information required to insure the title to the land and the improvements.
Topographic Surveys
A Topographic Survey measures the elevation of points and locates features on a particular piece of land and presents them as contours on a plot.
Topographic surveys are a great tool for studying property for the purpose of development. This survey will show the shape and location of both natural and man-made features within a determined area as well as the surface drainage of water.
Boundary Surveys
The purpose of a boundary survey is to establish the title or deed lines on the ground and involves the location or restoration of monuments so the survey can be understood and retraced in the future.
When purchasing real estate, a boundary survey can show improvements on the ground such as fences, buildings and trees, which may or may not be in conformity with your deed.
A boundary survey can discover the physical use of your property by neighbors which can result in a claim of ownership.
Subdivision Plats
A subdivision is the act of dividing land into smaller parcels, usually via a plat prepared by a Land Surveyor.
A parcel of land can be subdivided into as many lots as the current zoning will allow provided they all conform to the current ordinance. This can be a complicated process and does require the combined efforts of the surveying and engineering departments.
